Investment Financing

With so many homes available for sell right now, financing is as important as ever. Under your standard conventional financing, you will need 20% down. If you are buying a place that is very inexpensive, ex. under 100k, you may want to consider private financin or hard money. The rates are higher and more expensive, but the approval is quicker. Especially if you may not qualfy for a conventional loan. With a loan under 100k, even with much higher interest rates, you may be still be able to cover your debt with the rental income or even be making positive cash flow. Just something to consider, because a lot of investors are looking at buying multiple properties, and most lenders will have a cap on the number of total loans you can carry.
